PROJECT COMMERCIAL: RETAIL & HOSPITALITY

Located at 460 King Street West, at the northwest corner of the busy King Street West and Spadina Avenue intersection, this building has a rich history. Built in 1873, it used to be the Spadina Hotel, and a 4 story annex was later built into the north of the hotel. The building is under the King-Spadina Conservation and protected by the Heritage Act which places restrictions on what is allowed to be redesigned. The redesigned hotel respects the OBC and King-Spadina Heritage Conservation while incorporating a functional yet aesthetic concept.

My contributions include images in the photo essay, concept sketches and diagrams as well as the space planning primarily for the building's basement and second floor with the corresponding renders. Additionally, I participated in concept building, massing development, section rendering and designing the roof plan along with my fellow partners.

Concept

JUXTAPOSITION | jux·ta·po·si·tion

Noun. 

The fact of two things being placed close together with contrasting effects. 

Our concept is based on the term “juxtaposition”. While the design of the hotel will incorporate inspiring spaces for socialization, we also want to create distinction in its atmosphere between the bustling city life by utilizing calm and secluded areas where guests can recharge. To go along with our concept, the visuals of the design will aim to create juxtaposition through the use of materials in order to explore privacy and openness, transparency and opacity, light and shadow, or even hue and shade. Thus, resulting in a functional yet aesthetic design.

Massing Development


The initial concept begins with an exploration of stacking in volume. Taking this further, we explored vertical form and offset the structures from the roofline with the addition of some exterior stairs. Our refined final form has multiple exterior stairs added and the placement of cubes shifted to consider the interior design.

Key Spaces include double-height hotel lobby & spa green space feature, wood slat feature walls, corridor double height, steel framing with glass partition details, standard oak door, and ultra white paint in an eggshell finish.
